Property-Related Information is Available in Multiple Formats
1. Property Information Request
Property information requests are similar to a property disclosure in that it provides general information about a property such as whether occupancy has been granted, whether it complies with the Zoning or Building Bylaws, and whether there are any outstanding orders by the Fire Department. Note that Property Information Requests are subject to a $15 fee, with responses available within approximately 5 business days.
2. 'Comfort' Letter
Comfort Letters provide information on land use items such as the current zoning, building permit records, site contamination/remediation, etc. and are most commonly requested by law firms or Real Estate Agents wanting to know the current status of a property before the finalization of a property sale. Copies of records will not be provided through a request for a comfort letter. The request for a comfort letter should include a detailed list of questions. Note that comfort letters are subject to a $200 fee, with responses available within approximately 14 business days. While the NRRM strives to provide a complete response well within the above noted timeframe, depending on the complexity of the file, additional time may be required to ensure accuracy. In those limited circumstances, there will be additional communications with the requestor.
3. Property (Civic) File Records
The Northern Rockies Regional Municipality (NRRM) provides access to property records while protecting the privacy of property owners. Release of records is subject to the BC Freedom of Information and Protection of Privacy Act (FIPPA), the BC Strata Property Act, and the Canadian Copyright Act. There is no guarantee that the NRRM will have specific records on file for all properties, and the NRRM does not guarantee the accuracy or completeness of the information provided. Under legislation, responses to FIPPA requests must be received within 30 days, though every effort is made to return the response sooner.
